Before that, the illiquidity of real estate as an asset class, as well as the large upfront costs, made it non-viable as an investment for most.<\/p>\n\n\n\n<p>Most REITs are publicly traded, like stocks, and can be found on major exchanges worldwide. The thing that sets them apart, however, is the fact that REITs are required by law to pay out 90% of their income on a quarterly basis to investors in the form of dividends.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h.hc9piocre9sp\">Types of REITs<\/h4>\n\n\n\n<p>There are three types of REITs:<\/p>\n\n\n\n<ul>\n<li><strong>Equity REITs<\/strong>&nbsp;own, operate, manage, and rent out real estate that produces income. The primary driver of revenues is rent &#8211; not reselling.<\/li>\n\n\n\n<li><strong>Mortgage REITs <\/strong>finance real estate either by providing mortgages or by purchasing mortgage-backed securities<\/li>\n\n\n\n<li><strong>Hybrid REITs <\/strong>use a mix of both approaches.<\/li>\n<\/ul>\n\n\n\n<p>You can invest in all of these types of REITs on <a href=\"https:\/\/www.wallstreetzen.com\/go\/etoro-sign-up?SubAffiliateID=blog-reits-vs-stocks\" target=\"_blank\" rel=\"noopener\">eToro<\/a>.<\/p>\n\n\n<div class=\"wp-block-code-snippets-content\"><div class=\"disclaimer\">\r\n\t<p>eToro is a multi-asset investment platform. They\u2019re by far the most common and most discussed asset class. They\u2019re incredibly diverse, spanning all industries and sectors of human economic activity.<\/p>\n\n\n\n<p>While stocks, like REITs, can also pay out dividends, this is a much rarer case. When it does happen, the dividend yields are significantly lower. I\u2019ll focus on the three most relevant and applicable areas: returns, dividends, and volatility.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h.vncratcyb0uz\"><strong>1. REITs vs Stocks: Returns<\/strong><\/h4>\n\n\n\n<p>The answer to the question of reit returns vs stock returns might surprise you. Stocks are often touted as the be-all-end-all asset class, and we sort of expect them to have the largest profit potential on account of the risk that is inherent to them.<\/p>\n\n\n\n<p>Well\u2026it turns out that the average return on REITs outclasses the average return on stocks by a noticeable margin when looking at certain timeframes. Let\u2019s get into the data.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter\"><img decoding=\"async\" src=\"https:\/\/www.wallstreetzen.com\/blog\/wp-content\/uploads\/2023\/06\/Untitled-75.png\" alt=\"Untitled\"\/><\/figure><\/div>\n\n<p><\/p>\n\n\n<p>Although REITs were established in 1960, NAREIT did not track return data until 1972. Using that as our start date, REITs historical returns have outclassed the S&amp;P 500 by 1.2% in the same period.<\/p>\n\n\n\n<p>Looking at the chart, although there is a noticeable discrepancy between performance in the last 10 years, it is apparent that REITs fared better in the long term.<\/p>\n\n\n\n<p>Several percentage points of difference might not seem like much, but keep in mind that compounding + the fact that REITs pay dividends that are easily reinvested make for a much more appealing end result.<\/p>\n\n\n\n<p>How do they fare in a down market? In 2022, both the S&amp;P 500 and the NAREIT All Equity Reit Index posted losses &#8211; with the S&amp;P 500 being down -18.11%, while the average return on REITs was -24.9%. Still, these short-term drops are normal for both stocks and REITs &#8211; and can even serve as a good opportunity to purchase them at significant discounts.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h.uk3lpwm6a65x\"><strong>2. REITs vs Stocks: Dividends<\/strong><\/h4>\n\n\n\n<p>Dividends are one of the main selling points of REITs and have historically driven around 50% of REITs historical returns, according to NAREIT. <\/p>\n\n\n\n<p>Along with the fact that 90% of REIT income has to be distributed in the form of dividends, it comes as no surprise that, in terms of dividends, the question of REIT vs stocks goes in favor of REITs.<\/p>\n\n\n\n<p>Looking at the S&amp;P 500 index as a whole, the average annual dividend yield was 1.42% in 2023. In contrast, NAREIT\u2019s average dividend yield fluctuated from 3.92% to 4.25% in the same year. (<a href=\"https:\/\/www.reit.com\/sites\/default\/files\/2024-01\/Media-Fact-Sheet-Dec-2023web.pdf\" target=\"_blank\" rel=\"noopener nofollow\">Source<\/a>)<\/p>\n\n\n\n<p>It\u2019s clear that REITs present a more appealing choice in terms of dividends &#8211; but there is one small drawback. Unlike regular dividends, which can be taxed as capital gains in a lot of cases, dividends from REITs always count as regular income, so keep an eye on those tax brackets.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h.i0t9ojhx9782\"><strong>3. REITs vs Stocks: Volatility<\/strong><\/h4>\n\n\n\n<p>Volatility is another factor that can make REITs a more appealing option than stocks. <\/p>\n\n\n\n<p>REITs primarily benefit from a couple of key factors:<\/p>\n\n\n\n<ul>\n<li>Real estate doesn\u2019t experience rapid price changes.<\/li>\n\n\n\n<li>Leases and rental agreements usually last for a long time.<\/li>\n<\/ul>\n\n\n\n<p>All in all, looking at publicly-traded REITs, while there are differences from trust to trust, overall REITs exhibit lower volatility when compared to stocks. <\/p>\n\n\n\n<p>Volatility is measured using beta &#8211; a metric that contrasts the volatility of the S&amp;P 500, which is always 1, and a specific security.<\/p>\n\n\n\n<p>Let\u2019s take a look at a couple of examples and their beta values as of August 2024:<\/p>\n\n\n\n<ul>\n<li>Public Storage (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/psa\" target=\"_blank\" rel=\"noopener\">NYSE: PSA<\/a>) &#8211; &nbsp;0.67<\/li>\n\n\n\n<li>American Tower Corp (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/amt\" target=\"_blank\" rel=\"noopener\">NYSE: AMT<\/a>) &#8211; 0.83<\/li>\n\n\n\n<li>Healthpeak Properties (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/doc\" target=\"_blank\" rel=\"noopener\">NYSE: DOC<\/a>) &#8211; 1.14<\/li>\n\n\n\n<li>Healthcare Realty Trust (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/hr\" target=\"_blank\" rel=\"noopener\">NYSE: HR <\/a>)- 0.91<\/li>\n\n\n\n<li>Easterly Government Properties (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/dea\" target=\"_blank\" rel=\"noopener\">NYSE: DEA<\/a>) &#8211; 0.72<\/li>\n\n\n\n<li>W P Carey (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/wpc\" target=\"_blank\" rel=\"noopener\">NYSE: WPC<\/a>) &#8211; 0.94<\/li>\n\n\n\n<li>Crown Castle Inc (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/cci\" target=\"_blank\" rel=\"noopener\">NYSE: CCI<\/a>) &#8211; 0.85<\/li>\n\n\n\n<li>AvalonBay Communities (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/avb\" target=\"_blank\" rel=\"noopener\">NYSE: AVB<\/a>) &#8211; 0.97<\/li>\n\n\n\n<li>Realty Income Corp (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/o\" target=\"_blank\" rel=\"noopener\">NYSE: O<\/a>) &#8211; 0.99<\/li>\n\n\n\n<li>Mid-America Apartment Communities (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/maa\" target=\"_blank\" rel=\"noopener\">NYSE: MAA<\/a>) &#8211; 0.88<\/li>\n\n\n\n<li>Annaly Capital Management (<a href=\"https:\/\/www.wallstreetzen.com\/stocks\/us\/nyse\/nly\" target=\"_blank\" rel=\"noopener\">NYSE: NLY<\/a>) &#8211; 1.52<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h.xo74y8syfa43\"><strong>What You Can Expect When Investing in REITs<\/strong><\/h2>\n\n\n\n<p>As investments go, REITs are pretty hands-off.<\/p>\n\n\n\n<p>That is the primary appeal of this asset class \u2014 if you do your research, and invest in stable, promising REITs with a history of raising their dividends, your job is done.
